One other potential bright spot for would-be homebuyers, new construction, which has risen at a year over year pace of 20% or more for the last few months, will provide additional for-sale inventory relief.”<o:p></o:p></span></i></p><p class="MsoNormal" style="font-size: medium;"><i><span face="Arial, sans-serif" style="color: #222222;"> </span></i></p><p class="MsoNormal" style="font-size: medium;"><span face="Arial, sans-serif" style="color: #222222;">Also, chief economist of Zonda, Ari Wolf, stated: “<i>Some people will feel comfortable listing their home during the first half of 2021. Wasting time with a long commute isn’t ideal, so often your commute time will be a defining factor in choosing the right neighborhood. When evaluating your commute time, it is important to factor in fuel and/or possibly toll expenses. </span><span face="Arial, sans-serif">Some Boston neighborhoods only require a resident sticker which is fairly easy to obtain, while other Boston neighborhoods do not offer any parking. This means you may need to rent a parking space, which can be extremely expensive. Housing Markets in 2021<h3><p style="text-align: left;"><span style="font-weight: normal;"><span face="Arial, sans-serif">Although 2020 was full of dark and unprecedented times, the real estate market continued to thrive and boom. The flourishing housing market was one glimmer of hope in an otherwise struggling economy. </span><span face="Arial, sans-serif" style="background-color: white;">Now with emerging COVID-19 vaccines, a path out of this painful pandemic is approaching. Many are wondering, what will a return to normalcy mean for the housing market in 2021?<br /><o:p></o:p></span><span face="Arial, sans-serif" style="background-color: white;"><o:p> <br /></o:p></span><span face="Arial, sans-serif" style="background-color: white;">Housing economists are predicting another big year for real estate. The chief economist at Redfin, Daryl Fairweather, predicts 2021’s real estate market will be ever stronger than 2020. “As the economy recovers, as the vaccines get the virus under control, people will be back at work, and people who have delayed selling this year will be ready to sell,’’ Fairweather stated. Fairweather also believes the interest rates may slightly tick up but stay historically low, which makes buying a home more affordable. </span></span></p><p style="text-align: left;"><span style="font-weight: normal;"></span></p><div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhWKpPNnCYrkqhw-lLfqq3tFzAxq24xnPanK231yp-X8wdOGRyLEXxtf3bckAQZzOIJeIVzki1Je_XDlxyevErJPHDBwY8dprZk5FEsI88Ff4aNdjcEAYMKF2sGkxdYyYLFVvk7iqiUJ6M5/s2048/sidekix-media-hmz7nC5mEu4-unsplash.jpg" style="clear: left; float: left; margin-bottom: 1em; margin-right: 1em;"><img border="0" data-original-height="1365" data-original-width="2048" height="239" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhWKpPNnCYrkqhw-lLfqq3tFzAxq24xnPanK231yp-X8wdOGRyLEXxtf3bckAQZzOIJeIVzki1Je_XDlxyevErJPHDBwY8dprZk5FEsI88Ff4aNdjcEAYMKF2sGkxdYyYLFVvk7iqiUJ6M5/w359-h239/sidekix-media-hmz7nC5mEu4-unsplash.jpg" width="359" /></a></div><span style="font-weight: normal;"><span face="Arial, sans-serif" style="background-color: white;">Low mortgage rates are one of two reasons experts anticipate continued price growth in 2021; most economists expect rates on a 30-year fixed-rate mortgage to average just over 3 percent. The other reason is: supply and demand. There still simply aren’t enough houses available for everybody who wants one. <br /></span><span face="Arial, sans-serif" style="background-color: white;"><o:p> <br /></o:p></span><span face="Arial, sans-serif" style="background-color: white;">Homes are selling incredibly quickly, nearly 2 weeks faster than last year, because the market is so starved for inventory. Daniele Hale, the chief economist from Realtor.com, expects the housing market to ride its current momentum through next year, with home prices climbing 5.7 percent in 2021, both nationally and in the Boston area. Hale forecasts sales volume to increase 7 percent overall and 5.4 percent in Boston. She also predicts a return to “seasonality,’’ with strong spring and summer buying seasons and a wind down in the fall and winter. Boston, specifically, continues to experience a vast shortage of inventory. <br /></span><span face="Arial, sans-serif" style="background-color: white;"><o:p> <br /></o:p></span><span face="Arial, sans-serif" style="background-color: white;"><div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhLp2bhLLAzDGpKsHDFxrzQST62_x3CItCgYH44e-OXz5W6YrhmxM1eUJvQDJXplNTH4cP9ObiE3JVqcdr08zu4LDt9ESx1_8vtfoNzCTcxYCd_H6g5Mk4l18hONtdb3VN07T1JgIKz5OCp/s2048/sidekix-media-z8nk08z0BrY-unsplash.jpg" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em;"><img border="0" data-original-height="1365" data-original-width="2048" height="238" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhLp2bhLLAzDGpKsHDFxrzQST62_x3CItCgYH44e-OXz5W6YrhmxM1eUJvQDJXplNTH4cP9ObiE3JVqcdr08zu4LDt9ESx1_8vtfoNzCTcxYCd_H6g5Mk4l18hONtdb3VN07T1JgIKz5OCp/w357-h238/sidekix-media-z8nk08z0BrY-unsplash.jpg" width="357" /></a></div><br />The lack of new listings put a lid on home sales this year, Fairweather states, and continued to drastically push up prices. However, as the pandemic comes to an end, and buyers and sellers start feeling more confident about their future, and thus more comfortable with listing their home for sale or making a purchase, Fairweather predicts home sales will jump 10 percent in 2021, and price growth will slow somewhat, to a little less than 5 percent. <br /></span><span face="Arial, sans-serif" style="background-color: white;"><o:p> <br /></o:p></span><span face="Arial, sans-serif" style="background-color: white;">As more inventory hits the market in the second half of 2021 however, it still won’t be enough to satisfy buyer demand. There will definitely be an unrelenting demand for homes and another seller’s market next year. <br /></span><span face="Arial, sans-serif" style="background-color: white;"><o:p> <br /></o:p></span><span face="Arial, sans-serif" style="background-color: white;">As it did this year, that buyer demand will likely continue to center on larger homes with offices and outdoor space. <br /></span><span face="Arial, sans-serif" style="background-color: white;"><o:p> <br /></o:p></span><span face="Arial, sans-serif" style="background-color: white;">Furthermore, once people feel confident that life will return to normal, Fairweather expects buyers to return to cities like Boston — if not for the jobs, then for the lifestyle. “Boston isn’t just about office buildings; it’s also a place where people go on vacation. It’s a college town. There’s a lot to offer besides office buildings, so if office workers don’t come back, I don’t think that’s the end of Boston,’’ she said. “Young professionals and college students are going to want to live in a place that has nightlife and bars and restaurants.’’<br /></span><span face="Arial, sans-serif"> <br /></span><span face="Arial, sans-serif" style="background-color: white;">Boston ranked among the 10 hottest markets in Urban Land Institute’s 2021 Emerging Trends in Real Estate report. “The industry is pretty bullish about Boston as sort of staying a top-tier city.’’<br /></span><span face="Arial, sans-serif" style="background-color: white;"><o:p> <br /></o:p></span><span face="Arial, sans-serif" style="background-color: white;">With a competitive market expected in 2021, agents said it’s essential for buyers to prepare. That means researching home values, canvassing what’s available, connecting with a local agent, and getting preapproved by a lender so you can act quickly. When you have something that works for you, you have to be ready and well-prepared to place a strong offer. </span></span><p></p></h3>Premier Property Solutionshttp://www.blogger.com/profile/00064405049527822500noreply@blogger.com0tag:blogger.com,1999:blog-6659158985107608439.post-88112831250139330912020-11-28T20:52:00.009-08:002020-11-28T20:52:53.747-08:00Greater Boston Home Prices and Sales Broke Records in October<div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgupYIzx1_3zkHxd7WaKsP3MYiBBM5nibyU8YRa_G68FJ_7w3bclBZ1tFT9MiC__nb36fZd9pOOXOakE8IRZEAXwPQBHrOojkQ0Og3wHeMIu6ldDKgIiYiHJj4hgsff_96BG5ZPY7bX67nx/s2048/sidekix-media-NLl4DIDCQFM-unsplash.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1365" data-original-width="2048" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgupYIzx1_3zkHxd7WaKsP3MYiBBM5nibyU8YRa_G68FJ_7w3bclBZ1tFT9MiC__nb36fZd9pOOXOakE8IRZEAXwPQBHrOojkQ0Og3wHeMIu6ldDKgIiYiHJj4hgsff_96BG5ZPY7bX67nx/s320/sidekix-media-NLl4DIDCQFM-unsplash.jpg" width="320" /></a></div><div class="separator" style="clear: both; text-align: center;"><span style="background-color: white; font-family: Arial, sans-serif; text-align: left;"><br /></span></div><div class="separator" style="clear: both; text-align: right;"><br /></div><p class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in;"><span style="background-color: white; font-family: Arial, sans-serif;"><br /></span></p><p class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in;"><span style="background-color: white; font-family: Arial, sans-serif;">According to a report by the Greater Boston Association of Realtors released last Tuesday,</span><span style="font-family: Arial, sans-serif;"> <span style="background-color: white;">The Greater Boston single-family and condo home markets saw record sales in October. </span></span></p><p class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in;"><span style="background-color: white; font-family: Arial, sans-serif;"><br /></span></p><p class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in;"><span style="background-color: white; font-family: Arial, sans-serif;">The 1,433 single-family homes sold last month reflected a 36.9 percent year-over-year increase in sales, while the median sales price rose to a new record for the month: $700,000. The government reported Tuesday that retail sales in the United States (which represent a third of overall consumer spending), grew a sluggish 0.3 percent in October, despite retailers offering early holiday discounts online and in stores. </div><div style="text-align: left;"><br /></div><div style="text-align: left;">Furthermore, a recent report from the Labor Department showed that the number of Americans seeking unemployment aid rose last week to 742,000, the first increase in five weeks. The worsening pandemic and arrival of cold weather could encourage layoffs in the weeks ahead. Of the roughly 20 million Americans receiving some form of jobless benefits, about half will lose that aid when two federal programs expire at year's end. </div><div style="text-align: left;"><br /></div><div style="text-align: left;"><br /></div><div style="text-align: left;"><br /></div><div style="text-align: left;"><br /></div><div style="text-align: left;"><br /></div><div style="text-align: left;"><br /></div><div style="text-align: left;"><br /></div><div style="text-align: left;"><br /></div>Premier Property Solutionshttp://www.blogger.com/profile/00064405049527822500noreply@blogger.com0tag:blogger.com,1999:blog-6659158985107608439.post-62599661093055122612020-11-01T12:15:00.011-08:002020-11-01T12:22:53.433-08:004 Powerful Ways To Freshen Your Space<div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgQJZNanfajkblg0-lWWr4K3SDplOxY_c2mQeHNaGAfuLvBDKUh-IZDhXm5IEK9QuLhpw2oE2jAaEpOZR-l2c0xCMQ0toZFiTnyLfCSOx6IcoCeP5VuLmW2qhHWe74bz_EzDcdwErX0YJFU/s2048/amy-chen-G0GGAMRF4Y0-unsplash.jpg" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="2048" data-original-width="1638" height="320" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgQJZNanfajkblg0-lWWr4K3SDplOxY_c2mQeHNaGAfuLvBDKUh-IZDhXm5IEK9QuLhpw2oE2jAaEpOZR-l2c0xCMQ0toZFiTnyLfCSOx6IcoCeP5VuLmW2qhHWe74bz_EzDcdwErX0YJFU/s320/amy-chen-G0GGAMRF4Y0-unsplash.jpg" /></a></div><h4 style="text-align: left;"><span style="background-color: white;"><span face="Arial, sans-serif" style="font-size: medium;">1. Commit to Your Space </h3><div style="text-align: left;">Designating an area strictly for work in your home is highly important and will help you enter a driven and focused mental space. Whatever spot you choose, make sure it feels like a designated and functional work area. This means adequate lighting, a comfortable office chair, and a seamless tech set-up with plenty of space. </div><div style="text-align: left;"><br /></div><h3 style="text-align: left;">3. Create an Inspiration Board</h3><div><div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgzRlwQXRhEV9uH2VL148km-MNqCcUMCKaoTu_CxD_COqacIuhbrOtNkWtsWdmUSw66PohaD4vk_3B6ULY6YbnLSOsJAvGjRbp5JD35FQAw_Ocm_rey3yHk3o3ovWVcwcPDnJwVlyCFsc9z/s2048/domenico-loia-hGV2TfOh0ns-unsplash.jpg" style="clear: left; float: left; margin-bottom: 1em; margin-right: 1em;"><img border="0" data-original-height="1365" data-original-width="2048" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgzRlwQXRhEV9uH2VL148km-MNqCcUMCKaoTu_CxD_COqacIuhbrOtNkWtsWdmUSw66PohaD4vk_3B6ULY6YbnLSOsJAvGjRbp5JD35FQAw_Ocm_rey3yHk3o3ovWVcwcPDnJwVlyCFsc9z/s320/domenico-loia-hGV2TfOh0ns-unsplash.jpg" width="320" /></a></div><br />Now that you've set the stage, it's time to look forward. The wall behind your laptop (or desktop) should inspire you. This a great time to curate an inspiration board full of quotes, pictures, and your favorite images to inspire you and motivate you each day. You can also include your to do list and important reminders on the board. </div><div><br /></div><h3 style="text-align: left;">4. Set the Mood</h3><div>This is your time to create an inspiring space. Scented candles usually aren't allowed in your crowded office space, but those rules don't apply at home. Aromatherapy options are also available if you are concerned about kids or pets. Also now, your playlist can softly play out loud rather than through ear buds. Similarly, you can set out healthy snacks and any of your favorite drinks to overall create a cozy and comfortable atmosphere. </div>Premier Property Solutionshttp://www.blogger.com/profile/00064405049527822500noreply@blogger.com0tag:blogger.com,1999:blog-6659158985107608439.post-34043137141323663642020-09-30T11:26:00.009-07:002020-09-30T11:39:08.334-07:004 Surprising Features That May Increase How Much Your Home Is Worth<h3><span style="font-family: arial;"><style class="WebKit-mso-list-quirks-style">

If you are lucky enough to possess an outdoor space such as a sprawling backyard or deck and patio area, now is the ideal time to renovate and make the most of your space. Here are 5 tips to enjoy and improve your outdoor area. <div><br /></div><h4 style="text-align: left;">1. Curate an Outdoor Lounge Space</h4><div><table align="center" cellpadding="0" cellspacing="0" class="tr-caption-container" style="float: left; margin-right: 1em; text-align: left;"><tbody><tr><td style="text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEg4jKcrafTEGTiUfnNmfUOALtFA0hsLqd9kW3NmYhQw2Uk6Qu3k00nsp2-_y9J-iG4BWzgEdV4hbnRhtBMcMIdWtPZD4CEuyAZ4Rqe42rnGPBQe-nwcZ_PSboj3I0qKFuAdJNXktC4cjWoK/s2048/erda-estremera-0ZxdAGG4aWU-unsplash.jpg" imageanchor="1" style="margin-left: auto; margin-right: auto;"><img border="0" data-original-height="2048" data-original-width="1367" height="328" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEg4jKcrafTEGTiUfnNmfUOALtFA0hsLqd9kW3NmYhQw2Uk6Qu3k00nsp2-_y9J-iG4BWzgEdV4hbnRhtBMcMIdWtPZD4CEuyAZ4Rqe42rnGPBQe-nwcZ_PSboj3I0qKFuAdJNXktC4cjWoK/w219-h328/erda-estremera-0ZxdAGG4aWU-unsplash.jpg" width="219" /></a></td></tr><tr><td class="tr-caption" style="text-align: center;"><br /></td></tr></tbody></table><br />Set up a beautiful outdoor lounge space on your patio or in the yard to give your space a relaxing feel. Spice up your space with new lounge chairs, chaise lounges, hammocks, and outdoor sectionals. To complete your lounge area add in some side tables, some candles, and enjoy the atmosphere. </div><div><br /></div><div><h4 style="text-align: left;">2. Fire Pit</h4><div>You can always create a fire pit for your backyard, or purchase an electric fire pit that fits your area and your taste perfectly. A fire pit will create a cozy, campfire glow and be perfect for lounging at night, even when it gets colder outside. </div><div><br /></div><h4 style="text-align: left;">3. Create an Alfesco Dining Destination</h4><div>Sitting in your kitchen every night can get boring, try mixing it up by creating an alfresco dining area. By creating an alfresco dining area in your backyard or patio area, you can enjoy fresh air while having your dinner. In addition to an outdoor dining table and chairs, you can even add a rug, a string of lights, or craft an outdoor chandelier to transform your evening meals. </div><div><br /></div><h4 style="text-align: left;">4. Create an Outdoor Bar</h4><div>While traditonal bars are closed, why not create your own private outdoor bar? You can buy a bar online, or repurpose an old table or desk. Gather your bluetooth speaker, your favorite cocktail ingredients, and a few glasses to bring the ambiance of your favorite bar right at home. </div><div><br /></div><h4 style="text-align: left;">5. Beautifully Transform a Barn or Shed </h4><div>Although a bar or shed is a utilitarian structure, it doesn't have to be an eyesore. Spruce it up by painting it a bold color, attaching some shutters, adding some succulent flower boxes, installing a stone path, or even stringing up some bright lights. </div><div><br /></div></div>Premier Property Solutionshttp://www.blogger.com/profile/00064405049527822500noreply@blogger.com0tag:blogger.com,1999:blog-6659158985107608439.post-10255262675773518632020-07-28T16:10:00.003-07:002020-07-28T16:11:16.295-07:00Despite Ongoing Pandemic, US Sales of Existing Homes Jumped 20 Percent<h3><p class="MsoNormal" style="font-family: calibri, sans-serif; font-size: medium; font-weight: normal; margin: 0in; vertical-align: baseline;"></p><div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEjOt_lg0mVRPDAydhpRLgGflMTD0QmbsutGlWcNSM4mtQF1vzliOPWCWLiR0S-pOk90-BKOHWos9ONzA_-jqjiQ4AF3nhlMu1DyqSzEUei6IzUXUo3rzHS13fBN07jgmEGAmC179ksqILN_/s2048/evan-dvorkin-TbMRBpXWPG4-unsplash.jpg" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1150" data-original-width="2048" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEjOt_lg0mVRPDAydhpRLgGflMTD0QmbsutGlWcNSM4mtQF1vzliOPWCWLiR0S-pOk90-BKOHWos9ONzA_-jqjiQ4AF3nhlMu1DyqSzEUei6IzUXUo3rzHS13fBN07jgmEGAmC179ksqILN_/s320/evan-dvorkin-TbMRBpXWPG4-unsplash.jpg" width="320" /></a></div><p></p><p class="MsoNormal" style="font-family: calibri, sans-serif; font-size: medium; font-weight: normal; margin: 0in; vertical-align: baseline;"><span style="font-family: arial, sans-serif;"><br /></span></p><p class="MsoNormal" style="font-weight: normal; margin: 0in; vertical-align: baseline;"><span><font face="arial" size="3">Home purchase sales strongly rose in June by 20.7 percent, even after the pandemic caused home sales to slightly decrease in the past three months. However, Coronavirus cases continue to surge, which could prevent the housing market from rebounding further. Real estate prices continue to rise due to a shrinking supply of homes for sale and high demand. <o:p></o:p></font></span></p><p class="MsoNormal" style="font-weight: normal; margin: 0in; vertical-align: baseline;"><span><font face="arial" size="3"><br /></font></span></p><p class="MsoNormal" style="font-weight: normal; margin: 0in; vertical-align: baseline;"><span><font face="arial" size="3">The National Association of Realtors reported sales of existing homes rose this month to a seasonally adjusted annual rate of 4.72 million. Demand has remained steady and strong among buyers who have been thriving within the downturn of the economy. Furthermore, record-low mortgage rates have helped support affordability and encourage buyers to make a move. Buyers have remained stable, however new listings have declined. Although buyers are in abundance, more sellers need to step up before the real estate market will see an overall year over year increase in home sales. <o:p></o:p></font></span></p><p class="MsoNormal" style="font-weight: normal; margin: 0in; vertical-align: baseline;"><span><font face="arial" size="3"><br /></font></span></p><p class="MsoNormal" style="font-weight: normal; margin: 0in; vertical-align: baseline;"><font face="arial" size="3"><span></span></font></p><div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEimC9_zvsjD1BGJ153YCxPsb9TgH1idgYjgbfMX1OBSEsHOMnPh5Ra0Vuds3zNxWAHUDb-x3QlWyIdAoQH3EiULMAPDCx291JZHafOW0OjYD05CUGnBSkfc4QJO4g325lQy0RXemRvhMLC0/s2048/taylor-simpson-p_NYTsbY3-g-unsplash.jpg" style="clear: left; float: left; margin-bottom: 1em; margin-right: 1em;"><font color="#000000" face="arial" size="3"><img border="0" data-original-height="2048" data-original-width="1365" height="320" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEimC9_zvsjD1BGJ153YCxPsb9TgH1idgYjgbfMX1OBSEsHOMnPh5Ra0Vuds3zNxWAHUDb-x3QlWyIdAoQH3EiULMAPDCx291JZHafOW0OjYD05CUGnBSkfc4QJO4g325lQy0RXemRvhMLC0/w213-h320/taylor-simpson-p_NYTsbY3-g-unsplash.jpg" width="213" /></font></a></div><p style="text-align: left;"><span style="font-weight: normal;"><font face="arial" size="3">The number of property listings has significantly dropped from a year ago to 1.57 million, representing a 18.2 percent drop. <span style="font-family: Arial, sans-serif;">The coronavirus pandemic is currently wrecking economic havoc throughout the world, forcing businesses to close and unemployment numbers to reach astronomical highs. </span><span style="background-color: white; background-position: initial initial; background-repeat: initial initial; color: #313132; font-family: Arial, sans-serif;">The pandemic has so far infected more than 2.2 million people in the United States, claiming around 120,000 lives, while infections are continuing to rise. <o:p></o:p></span></div>

<span style="background-color: white; background-position: initial initial; background-repeat: initial initial; color: #313132; font-family: Arial, sans-serif;">The U.S. Federal Reserve’s median projections expect consumer inflation of 0.8% and 1.6% this year and next, which puts mortgage rates at record lows and a persistent undersupply of homes. Tight inventories are expected to be squeezed even harder after construction was forced to pause, when much of the U.S. economy was on lockdown to reduce the spread of the coronavirus.<o:p></o:p></span></div>

<span style="color: #313132; font-family: Arial, sans-serif;">Currently, the main threat to the U.S. housing market is high unemployment rates, which jumped from record lows to record highs within a few months. Fortunately, most of the unemployed were not existing homeowners looking to buy a home before the pandemic hit. Also, the very low mortgage rates makes buying real estate an attractive opportunity for many who are not struggling.</span><span style="color: #313132; font-family: Arial, sans-serif;"> </span></div>

Renters in Boston are still moving because leases are up, because they want to, and because they can. Due to the ongoing Coronavirus pandemic, people have been looking for and expecting cheaper rent across Massachusetts. Across the country, the rental market has remained highly active amid the pandemic. According to a report based on responses from 9,000 renters, the percentage willing to move as soon as they found a new apartment grew to 62 percent in mid-April, a 10 percent increase from the end of March. The percentage of renters willing to stay at their current place plunged from 17 percent to 11 percent.<br />
<br />
Rental market indicators show that inventory has decreased in some cities, while rent prices have held up across the country. The reduction in inventory is most likely directly linked to the pandemic, as people put their plans on hold either voluntarily or involuntarily. Due to a reduction in inventory, rent prices rose around 4 percent, from March through May, compared to the same period in May.Premier Property Solutionshttp://www.blogger.com/profile/00064405049527822500noreply@blogger.com0tag:blogger.com,1999:blog-6659158985107608439.post-65365411975962210492020-05-31T14:44:00.001-07:002020-05-31T15:01:32.674-07:00Tenant Rules!<div class="separator" style="clear: both; text-align: center;">

Please note that the main plumbing pipes in most of our buildings are cast iron and foreign objects included but not limited to the list below are prohibited from being flushed down the toilets or washed down the sinks. Please keep in mind that tenants are responsible for all issues that are caused by tenant fa<span class="text_exposed_show" style="display: inline; font-family: inherit;">ilure to comply with the before mentioned policy. Please be responsible with what both you and your guests are putting down the sinks and toilets. Please familiarize yourself with the below list.</span></div>
<div style="margin-bottom: 6px;">
<span class="text_exposed_show" style="display: inline; font-family: inherit;"><br /></span></div>
<div class="text_exposed_show" style="display: inline;">
<h4>
What NOT to Flush Down the Toilet:</h4>
<div style="font-family: inherit; margin-bottom: 6px;">
<br />
<b>1. Feminine Products</b><br />
Tampons and other feminine hygiene products are not supposed to be flushed down the toilet.</div>
<div style="font-family: inherit; margin-bottom: 6px;">
<br /></div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<b>2. Cooking Grease/Food</b></div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
Grease should never be poured down any drain, period. It may look like a liquid that can easily be dumped down a drain, but when it cools, it will congeal and clog up your pipes. Collect your grease in a glass jar and throw it in the trash, or save the grease and reuse it, especially bacon grease.</div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<br /></div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<b>3. Baby Wipes/Wet Wipes/Cleaning Pads</b><br />
Wipes are also increasingly causing clogs and backups in sewage pipes across the country. Although some of these brands might say they are flush-able on the box, there are groups that are revising the guidelines, so soon all wet wipes will have a noticeable DO NOT FLUSH symbol on the packaging. If you must use these, throw them away in the trash can.</div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<br /></div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<b>4. Dental Floss</b><br />
Floss is not biodegradable and can cause serious clogs and environmental damage.</div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<br /></div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<b>5. Q-tips/Cotton Balls</b><br />
You might think that cotton will break down, since some toilet paper is made from cotton linen (Cottonelle/Cottonsoft), but they don’t! They will clump together, causing stoppages at bends in the pipes.</div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<br /></div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
<b>6. Diapers</b></div>
<div style="font-family: inherit; margin-bottom: 6px; margin-top: 6px;">
Just because there is human waste inside does not mean that they are OK to flush.</div>

<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<div class="separator" style="clear: both; text-align: center;">

<span style="font-family: "arial" , sans-serif;"><br /></span>
<span style="font-family: "arial" , sans-serif;">The Boston area was already a tough and competitive rental market to navigate, now the Coronavirus has added another layer of difficulty. Firstly, amidst the Coronavirus pandemic, competition and prices have remained steady for Boston’s real estate market. Below are some answers to common questions Boston renters have been asking during this time. </span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="font-family: "arial" , sans-serif;"><br /></span></div>
<h3>
<strong><span style="font-family: "arial" , sans-serif; font-size: 12pt; letter-spacing: 0.1pt;"><i>What happens if I have an issue with my apartment, such as something breaking or I need an urgent repair?</i></span></strong></h3>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<strong><span style="font-family: "arial" , sans-serif; font-weight: normal; letter-spacing: 0.1pt;">Luckily, Boston Governor Charlie Baker listed property managers as essential workers who are allowed to conduct business with safety precautions during the Coronavirus pandemic. </span></strong><span style="background-color: white; font-family: "arial" , sans-serif;">Workers such as plumbers, electricians, exterminators, inspectors, and other service providers who provide services that are necessary to maintaining the safety, sanitation, and essential operation of residences, construction sites and projects, and needed facilities are considered essential workers. <o:p></o:p></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: "arial" , sans-serif;">Therefore, if you have a problem with your apartment you can contact your landlord about an urgent repair or issue such as infestation or broken heat. In fact, it’s your right under state law to expect such fixes. Thus, you should feel free and comfortable to reach out to your property’s owner about any necessary repairs.</span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: "arial" , sans-serif;"><br /></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: "arial" , sans-serif;"><br /></span></div>
<b><span style="font-family: "arial" , sans-serif; letter-spacing: 0.1pt;"><i>I can’t make rent May 1. Will I be evicted?</i></span></b><br />
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="font-family: "arial" , sans-serif;"><br /></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="font-family: "arial" , sans-serif;">No. </span><span style="background-color: white; font-family: "arial" , sans-serif;">As of April 20, there is a moratorium in place in Massachusetts which pauses all non-emergency eviction proceedings. The moratorium lasts 120 days from April 20 or 45 days from the lifting of Gov. Charlie Baker’s emergency declaration due to the pandemic, whichever comes first.<o:p></o:p></span></div>
<div style="font-family: "Times New Roman", serif; margin-left: 0in; margin-right: 0in;">
<span style="font-family: "arial" , sans-serif;"><br /></span></div>
<div style="font-family: "Times New Roman", serif; margin-left: 0in; margin-right: 0in;">
<span style="font-family: "arial" , sans-serif;">Furthermore, the national government introduced the $2 trillion coronavirus rescue package titled the CARES Act. The CARES Act includes a 120-day moratorium on most evictions at properties that receive federal subsidies or that federal entities insure. The moratorium protects these tenants from new eviction actions for nonpayment of rent and from fees related to such nonpayment.</span></div>
<div style="font-family: "Times New Roman", serif; margin-left: 0in; margin-right: 0in;">

<div style="font-family: "Times New Roman", serif; margin-left: 0in; margin-right: 0in;">
<span style="caret-color: rgb(59, 59, 59); font-family: "arial" , sans-serif;">However, this doesn’t protect against eviction proceedings in progress before President Donald Trump signed the CARES Act on March 27.</span><span class="apple-converted-space" style="caret-color: rgb(59, 59, 59); font-family: "arial" , sans-serif;"> </span></div>

<span class="apple-converted-space"><span style="font-family: "arial" , sans-serif;">Yes. That is the way the rental market works, amidst a health pandemic or not. </span></span><span style="font-family: "arial" , sans-serif;">Massachusetts landlords, however, must provide written notices of any rent increase ahead of a lease ending, and tenants must have time to consider and to sign into agreement any increase. <div class="separator" style="clear: both; text-align: left;">
<span style="background-color: white; font-family: Arial, sans-serif; font-size: 14pt;">According to recent reports, nearly 1 in 4 tenant and owner households had trouble making the rent or the mortgage at the start of April. Although it is impossible to report the exact number of tenants and owners struggling to meet rent this month, studies found that at least 24 percent of homeowners and tenants nationwide made partial or no payments at all. The economic upheaval of course is due to the coronavirus pandemic.</span><span style="background-color: white; font-family: Arial, sans-serif; font-size: 14pt;"> </span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: Arial, sans-serif; font-size: 14pt;">In areas defined as “high density” (more than 10,000 people per square mile), 28 percent of people surveyed reported they made no or partial rent and mortgage payments for April. Boston density exceeds 13,000 people per square mile. The correlation between high density and late rent/mortgage payments might simply be a reflection of the densest areas tending to be the most expensive to live in. <o:p></o:p></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">

<span style="font-family: Arial, sans-serif; font-size: 14pt;">Although homeowners and tenants alike have been facing serious challenges amidst the coronavirus pandemic, they are getting support from major mortgage lenders and banks. Presently, at least a dozen major mortgage lenders have agreed to offer qualified Boston borrowers at least three months of deferred payments on their home loans under a plan that the city brokered. Furthermore, there have been numerous aid programs and funds made available for qualified tenants. Also, most evictions have stopped temporarily in Boston. <o:p></o:p></span></div>

<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="font-family: Arial, sans-serif; font-size: 14pt;">Although rents and prices remained expensive in Boston, in the next coming weeks we might be seeing both come down at least temporarily. <o:p></o:p></span></div>

<br />
Governor Charlie Baker on Tuesday March 31st extended the order requiring all non-essential businesses with physical locations to stay closed, in an attempt to slow the spread of the coronavirus. The original order, which began a week ago on March 24, was set to expire at noon on April 7. The new order goes until May 4.<br />
<br />
Additionally, Baker said that he is extending the 10-person limit on gatherings until May 4. Baker reiterated that Massachusetts has been taking early and aggressive steps to slow the spread of the coronavirus, and that he must continue to protect the welfare of Massachusetts and our country.<br />
<br />

Baker's announcement came shortly after President Trump extended the federal guidelines on social distancing for another month. The Massachusetts order does not apply to essential businesses, which include grocery stores, liquor stores, pharmacies, restaurants offering takeout and delivery, utility companies, Uber and Lyft drivers, and hospitals.<br />
<br />
Furthermore, Baker said he would announce an updated list of businesses deemed essential. Among the changes are hotels and Airbnbs which should be used for limited purposes only. This includes housing front-line workers fighting the coronavirus and residents displaced from their home. He cautioned against booking hotels and Airbnbs for leisure purposes. Governor Baker also warned that he expects a surge of coronavirus patients to arrive as early as April 7.<br />

<span style="color: #3b3b3b; font-size: 13.5pt;"><span style="font-family: "arial" , "helvetica" , sans-serif;">Due to fears of spreading the harmful Coronavirus (COVID-19), the Boston Planning and Development Agency has indefinitely postponed all public meetings discussing proposed development projects under review. Furthermore, Mayor Marty Walsh ordered all regular construction activity throughout Boston be suspended as of Tuesday, March 17. Developers and contractors will have a week to formally implement the suspension. <o:p></o:p></span></span></div>

<span style="color: #3b3b3b; font-size: 13.5pt;"><span style="font-family: "arial" , "helvetica" , sans-serif;">The decision to postpone all project development meetings followed Walsh’s recommendations that any gatherings with 25 people or more people must be postponed or canceled. Governor Charlie Baker issued a ban on large gatherings statewide on March 15th. The BPDA’s move to halt all project development meetings, essentially stops the development-review process for the city, as the agency reviews most projects before they can undergo construction. The BPDA’s monthly board meetings asses project based on their potential effects on the environment, transportation, and the overall public. <o:p></o:p></span></span></div>

<br />
<br />
<span style="font-family: "arial" , "helvetica" , sans-serif;">It appears that the much anticipated buyer's market for Boston in 2020 is not here yet. Newly released data reveals that prices rose in the Boston-area in January, as well as sales, amidst a stagnant supply that is nowhere near keeping up with demand. </span><span style="font-family: "arial" , "helvetica" , sans-serif;"><br /></span><br />
<span style="font-family: "arial" , "helvetica" , sans-serif;">According to data published by the Greater Boston Association of Realtors, the median single-family home and condo sales set records in the month of January. The median detached single-family sales price was $605,000, up 2.7 percent from January 2019; and the median condo price was $577,500, up 2.2 percent. </span><br />
<span style="font-family: "arial" , "helvetica" , sans-serif;"><br /></span>
<span style="font-family: "arial" , "helvetica" , sans-serif;">Despite the continuous increase in prices, the Boston housing market continues to favor the sellers, as sales are increasing annually. A relatively mild winter and lowered mortgage rates were strong contributing factors to such high sale increases. </span><br />
<span style="font-family: "arial" , "helvetica" , sans-serif;"><br /></span>
<span style="font-family: "arial" , "helvetica" , sans-serif;">Furthermore, the supply of available homes continues to dwindle. The number of active single-family listings was down 32.1 percent annually in January, and the number of new listings for the month were down 18 percent. For condos, the number of active listings was down 19.1 percent and new ones were down 8.8 percent.</span><br />
<span style="font-family: "arial" , "helvetica" , sans-serif;"><br /></span>
<span style="font-family: "arial" , "helvetica" , sans-serif;">With inventory so low, buyers are essentially competing with many others for a limited supply of real estate on the market, which is driving prices up. Thus, Boston continues to be a seller's market, for the time being. </span>Premier Property Solutionshttp://www.blogger.com/profile/00064405049527822500noreply@blogger.com0tag:blogger.com,1999:blog-6659158985107608439.post-4521502786678514382020-02-02T19:49:00.004-08:002020-02-02T19:49:34.726-08:00Increasing Rent Hikes in Boston Could Slow Down in 2020<div class="separator" style="clear: both; text-align: center;">

<div class="separator" style="clear: both; text-align: center;">
<span style="font-family: Helvetica;"><br /></span></div>
<div class="separator" style="clear: both; text-align: left;">
<span style="font-family: Helvetica;">For years Boston rents have been highly increasing, and have presently reached a point where even $4,000 a month is hardly enough to lease a unit in the high-end Boston market.</span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="font-family: Helvetica;">High-end market units close to Boston, with many more expected to come online this year, currently boast monthly rents ranging from $5,000 to just over $10,000. <span style="background-color: white; background-position: initial initial; background-repeat: initial initial;">The average rent in Greater Boston for the last quarter of 2019 was $2,349 in all apartment categories — that’s up from $2,223 the prior year and $2,117 in 2017.<o:p></o:p></span></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: Helvetica;">It’s the fourth-highest average rent nationwide, behind New York ($3,599), San Francisco ($3,153), and San Jose ($2,630).<o:p></o:p></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: Helvetica;">Market experts predict that Boston-area rents will continue to rise in 2020. However, the flood of new units set to come online this year is expected to ease the price increases. Most likely, the increase in newly constructed units will help slow rent increases in older units. </span><span style="font-family: "Times New Roman", serif;"><o:p></o:p></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: Helvetica;">Average rents in Greater Boston rose 4.2 percent over the course of the past year, compared with nearly 5 percent growth in 2018. Zillow anticipates a “slow, but steady increase” of 1.3 percent this year, </span><span style="font-family: "Times New Roman", serif;"><o:p></o:p></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: Helvetica;">Another great sign for renters is that there are more apartment listings than there were at this time last year, and it’s taking longer to rent them.<o:p></o:p></span></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<br /></div>
<div class="MsoNormal" style="font-family: Calibri, sans-serif; margin: 0in 0in 0.0001pt;">
<span style="background-color: white; font-family: Helvetica;">This is a drastic change from recent years, when the rental inventory, especially for midrange units, has been tight and highly competitive. Greater Boston ended the year with an average rental vacancy rate of 5 percent, slightly higher than the national average of 4.7 percent.<o:p></o:p></span></div>

<span style="background-color: white; font-family: Arial, sans-serif;">The quality of schools zoned to the property was the primary deciding factor for the majority of high quality tenants recently surveyed. Schools are enormously important to families and single parents with school-aged children. Likewise, school quality is the best predictor of neighborhood quality, which is something all impressive tenants pursue. To ensure your properties attract only high quality tenants, only purchase properties zoned to high-performing, sought-after school systems. </span></div>

<div class="MsoNormal" style="font-size: medium; font-weight: normal;">
<span style="font-family: Arial, sans-serif;">Safety is a powerful motivator for high quality tenants seeking housing. In fact, <span style="background-color: white; background-position: initial initial; background-repeat: initial initial;">one of the central reasons why prospective tenants are willing to pay more to lease a home (instead of an apartment), is to provide themselves and their family with a safe and secure home environment. Always research crime statistics and only purchase homes in safe neighborhoods.</span></span></div>

<div class="MsoNormal" style="font-size: medium; font-weight: normal; vertical-align: baseline;">
<span style="font-family: Arial, sans-serif;">The condition of the property, and more specifically the ability for prospective tenants to move in right away, is very important if you are seeking high quality tenants. Renting a property that is not yet move-in ready (requires new flooring, cleaning, paint), is not likely to attract high quality tenants. Your desired tenant plans to take care of your property and has elevated standards of sanitation and maintenance. If you provide a move-in ready home, you are proving through your actions that you share those identical standards.</span></div>

<div class="MsoNormal" style="font-size: medium; font-weight: normal;">
<span style="font-family: Arial, sans-serif;">Commuting is not an ideal experience, and a big time waster. Thus, <span style="background-color: white; background-position: initial initial; background-repeat: initial initial;">proximity to employment centers and buildings is highly important to excellent tenants. While looking at prospective properties, think about where your target tenants are likely to work and how close the property is to those areas.<o:p></o:p></span></span></div>

<h4>
<span style="font-family: Arial, sans-serif; font-size: small; font-weight: normal;">Neighborhood quality is a high indicator of lifestyle quality. Quality tenants care deeply about neighborhood quality. Thus, look for highly desired neighborhoods which would provide your tenants with a high-class lifestyle.</span><span style="font-family: Arial, sans-serif; font-size: small; font-weight: normal;"> </span></h4>
